Conveyancing: The Legal Work Behind Your Next Move
For most Kiwis, a property transaction starts with an open home, a few late-night Trade Me searches, and perhaps a nervous offer. But once a Sale and Purchase Agreement is signed, the legal work, known as conveyancing, begins.
Conveyancing is the process of transferring ownership of a property from seller to buyer. It includes reviewing the agreement, checking the title, working through conditions, coordinating with banks and agents, and completing settlement.
For buyers, the most important work often happens before going unconditional. A property may look perfect at an open home, but the paperwork can tell a different story. Your lawyer can help you understand the title, including easements, covenants, rights of way, cross-lease arrangements, or other restrictions that may affect how you use or develop the property.
It is also important to allow time for finance, insurance, a LIM report, and a building inspection. These checks are not there to slow the process down, they are there to help you make an informed decision before you are fully committed.
For sellers, good conveyancing helps avoid unnecessary delays. Your lawyer can review the agreement, manage communication with the buyer’s lawyer, help navigate any issues that may arise, arrange discharge of any mortgage, prepare settlement documents, and ensure sale proceeds are paid once settlement is complete.
At Asco Legal, we believe property transactions should feel clear, organised, and reassuring, not overwhelming. We are proud to have received more than 300 five-star reviews from clients who value clear communication, attention to detail, and practical legal support.
One recent client shared:
“Cassandra made what can often be a stressful process feel smooth, well-organised, and reassuring from start to finish. Her communication was clear and timely, every step was explained in a way that was easy to understand, and nothing ever felt rushed or overlooked.”
Whether you are buying your first home, selling a family property, or making your next investment move, involving your lawyer early can make all the difference.
